Investment Property Sourcing

We will first of all have a strategy call over zoom to discuss your individual needs and requirements. Whether you want to get started and build a large property portfolio or just want 1 or 2 buy to lets for retirement income, we can discuss your options.

The service covers management of everything from the initial sourcing of a suitable property to final completion with your solicitors. We will work with you throughout the process to ensure the purchase is as smooth as possible and meets your investment goals.

We typically charge from £4,000 for this end to end service.

We will always do our best to get you the best deal, but we don’t obsess over BMV deals, instead we want to get you a great return on your cash invested and get your money working now, not in 6 months waiting for an amazing deal. ROCE (Return on capital employed) and IRR (Internal rate of return) are the most important metrics when looking at an investment property. We aim to get you properties with a return on capital employed of 7-10% per year and a long term IRR of 15%+ per year (based on forecasted capital appreciation in the area).

Yes, we can absolutely recommend some professionals who can help you throughout the purchase process. We can then work with them to monitor the progress and keep you updated.

We specialise in Yorkshire, typically South and West Yorkshire. We feel this area is best for solid monthly cashflow as well as strong capital appreciation. Yorkshire is part of the governments Northern Power House development programme. 

Typically these will be off market 2,3,4 bedroom family homes. Semi detached or terraced houses with freehold titles so there is no ground rent or service charges like in an apartment block.

Project Management - Property Refurb.

Once your property purchase is complete we can manage any refurbishment, building work or anything else required to get the property ready for new tenants.

We charge from £2,000 + VAT for this service for simple, small scale projects e.g. a 3 bed terrace refurb or 2 bed apartment. Building costs and other professional fees for the works will of course be in addition to the project management fee. The project management service is a great option if you are strapped for time and need someone to liaise with builders and organise other tradesmen to complete the work.

We will provide an estimate based on a builders quote before you purchase the property. We outline all the costs in a detailed spreadsheet and typically add around 10% contingency in case of any unexpected costs.
